We are an enthusiast vehicle storage facility.
And so what does that mean?
Which is it's an interesting term because I feel like it didn't exist about 10 years ago,
not to the level it does now.
It didn't, right?
And I think one of the big things is that, you know, between, you know, there's, there's
car condos out there and like these massive places that store, you know, 300 cars or something
like that on lifts and they look really good on Instagram and everything.
And that's fine.
This is, this is, this is more bespoke.
This is more personalized.
We're not storing, you know, 150 cars.
We're storing 65, 70 cars tops.
But the point of it is that how many times have people like stored their car and, and it wasn't,
it was at a, you know, a 10 by 20 storage unit, right?
Where's that our old warehouse and you come and pick it up five or six months later and
it doesn't start.
It's filthy.
Your tires are flat.
Mouse house.
Mouse house.
No one was taking care of it.
No one was looking after it.
And you're like, what did you pay for?
I mean, you could have had that catastrophe if you just like locked your garage door.
And, and I had that happen in the past.
I didn't know whether I was going to bring an air compressor, some Wendex, microfibers,
jump starter, you know, starting fluid, whatever.
And, you know, you know, my dad is a, is a docent at the Newport car museum.
They do storage over there.
And we're like, you know what, this is a good business and there's no vehicle storage like
this on in the part of Rhode Island that we're at, you know, serving South County, right?
And we looked at it and said, you know what, we have a bunch of cars.
We know a bunch of people have this.
It's really of need.
And now that like people are, are not just buying cars to enjoy, people are buying cars
for investments.
Look at the, some of the Porsche boat.
We hate it.
Listen, you know, I hire Porsche.
Somebody wants to bring me a GT three touring or an RS three or GT four or whatever the case
may be.
We'll store all the Porsches, which is a great business model for you and finding that clientele
who don't want to drive their cars and give them a location to hang out.
You know what it is.
And, you know, the, we, we have the personalized attention to it.
I mean, the, the big part of what we do is, you know, like I work for an engineering firm
for my day job.
My dad is a retired engineer.
We designed the building.
We built the building.
Yeah.
The building is designed to our specifications.
So when we paid attention to like the details, all the concrete in the foundation and in both
levels of the floors are all insulated.
So, you know, you walk into an uninsulated building in the, in the summer, the floor is
wet.
Yeah.
That's all humidity.
All that humidity turns in the white mold, black mold.
It's horrible.
It's all, it's, it's, we keep humidity between 40 and 60% in the, in the building the whole year.
And because we insulated the concrete, spent the extra money, it's those little things that
matter, right?
We, we manage that humidity every day.
We track it.
It's, we're data driven, you know, we're checking tire pressures in cars once a month.
We give you inspections once a month to let you know how your car is doing.
Yeah.
Where's your battery voltage at?
Where's your, you know, when's your inspection sticker up?
When's your registration or your insurance up?
For most of these people, it's out of sight, out of mind.
And if something's going on with your car, you find out when you picked your car up.
So you, you don't have to, you don't get to enjoy your car when you pick up the
things sitting in the shop for a couple of weeks while you wait.
That's, that's not how we, how we wanted to operate our business.
We wanted to build this business for enthusiasts who enjoy their cars, who drive,
who really do care about like having that, that, that individual like program for how
they want their car stored.
So is it a lot of local people to you?
Are you, or are you finding kind of people all over the place?
We've had people come all the way from Cape Cod.
Yeah.
You know, and you know, I expect probably more people coming down from the Boston area,
because I mean, quite frankly, look at the prices in Boston for anything.
Yeah.
Real estate parking.
And I know there's at least two, if not actually, there's probably three, if not four.
There's about four of them up there.
And they're all very good.
And I just don't know.
Right.
And that that's my, I always look at it as like, all right, if somebody's willing to have that
vehicle and are they from out of town and they need a place to store it because they
don't have a home here to that extent, or they do so much business here, something like that.
Or like I look at somebody, well, all right, cool.
You got a GT three.
So you don't have a place to keep that.
It's just a weird thing to me because to me, I would be like, well, I own that car.
I want to keep control over it.
Here's the thing though.
If you live in a neighborhood in Newport or a neighborhood in near Gantzit, where there's
regulations where you cannot build a garage because the home is historic or something like that,
but you're a car person, is your spouse's car going to sit outside?
No, I'm very, very, it's difficult for me to even wrap my head around it because I
would never be there in any of those places.
And we run into that.
And, you know, at the, at the end of the day, you know, people care more about having their car
and knowing that we're ultimately going to treat it better than they would.
We have the best detailing studio in the state at our location.
Every car that comes through our facility is stored clean, no matter what,
which makes a lot of sense.
Right. Just get it in.
No contamination for its part that sits.
Keep you have, what do you have for filtration?
So a lot.
So you're going to say, right?
Land and walk to the whole fucking big man.
I vaguely remember this crazy, crazy German facility that has, I can't even remember,
they pump stuff into it to make sure that there's zero dust.
And it's like, it gets to an absurd amount of almost scientific level of lab versus,
you know, hey, this is a place to keep cars.
It is. And that was one of the reasons why we built the building as opposed to, you know,
converting an old mill building or something like that.
Yeah.
Cause you can't, those aren't clean spaces to start with.
They never were.
Cost you the same thing. You won't have the same result.
Won't have the same result.
They're incredibly difficult to climate control.
Yeah.
You know, so truck, I mean, those buildings weren't, weren't meant for almost clean room type,
type work. It just weren't.
Yeah. You're sitting in one can confirm impossible.
Yeah.
Like in the big sections of this place, good fucking luck.
Yeah. Yeah. Hypothetically, if there was an explosion outside, we would hear it.
If it's made out of wood, man, it's just going to be dusty.
Right. It's going to creak. move. Right.
It's just, then who knows, depending upon what was done in it for hundreds of years,
that are going to have to lack or the whole right ceiling.
It's just, yeah.
No, it makes a lot of sense to just, if you can, let's start fresh.
Yeah. Just, just start fresh. It's, you know, we have complete control over it.
And then, you know, once cars go through the detailing studio, oftentimes,
once they've either gotten a ceramic coating or something like that, or just gone through a
paint correction or PPF, they usually just covered in plastic.
Yeah. And next thing, you know, you know, the only time where they'll be moved is,
I mean, we have owners that will request that we start their car, you know,
once every two weeks or once, once a month or something like that,
get the oil recirculating, get it up to temperature. That's no problem. We'll do that too.
But everything is hooked up to a battery tender. We learned the hard way this past year,
especially with a lot of the newer cars. They're like, I don't know. We don't need a batter's
there. It's going to be fine. No, no, no, everything. Everything gets a battery tender.
Yeah. Everything gets a battery tender. Like, yeah, that's not how batteries work.
New, new, new cars just are not always on. Yeah. Those active alarm systems and things
like that with the motion sensors. They're like, even just like that comfort access stuff,
you walk close to it. Yeah. It's not like turn on. I'm like, yeah. Hi. Do I need to
wave to this dark horse? It's yeah. Right. Right. The thing. Yeah. I want to,
there's so many different questions I have. Let's, let's kind of go back to the building.
Obviously you worked on the design of it. Like you said, bespoke for your needs. What were some
of the big issues that you ran into or stuff that really was like nightmare. Oh God. So one of the
things is so Exeter is a rural town. There's no town water. Okay. No town water. So well water.
Okay. So one, all that well water has got to be filtered. I'm in the water business. That's the
easy part, but well water doesn't work with fire suppression systems. We have a 40,000 gallon
tank underneath the parking lot that feeds our fire suppression system for the building. Yeah. Okay.
Any other place that has town water has the pressure to feed a fire suppression system.
We have to have an 85 kw generator, a massive fire pump, you know, just for the fire suppression
system and the have to constantly run. It doesn't have to have to concentrate. It'll never run.
Okay. Right. Right. Because we don't allow electric cars. This water will never run.
It will never run. But you know, the fact of the matter is like we,
I did not feel comfortable having this business and people potentially soaring some very valuable
cars without having a fire, fire protection system. You absolutely need it. It's, it's required.
That was significantly more expensive because of the lack of town water. But you know, we,
we had really great consultants, um, you know, Providence architecture and building company
helped design the building. You know, they took, they kept that all in mind. The other difficult
part is, you know, we, and it sort of goes back to the fire system is even if we wanted to put
lifts in the building for all the cars, we couldn't because we would need 128,000 gallons of water on
site because if a car was to ever catch on fire, not just from the top, you need them from the side
as well. It was just one of those things. That's why the building is two stories. We were never
out here to, to, to store 150, 200 cars. Right. You know, the goal was give these 75 people
or 70 people the best possible service that they can. And you can do that with 75, but having a
two story, you know, metal building with cement floor that has to hold, you know, a quarter million
pounds. That's a serious engineering that goes along with that. Yeah. You know, that's a lot of
steel, a lot of cement, battery tenders on the tank. Yeah. That's the tank. Get the hell out
of here. Really? Yes. Yeah. 40,000 gallons. That's no way. It's right there. That's eight by 10 by 12
sitting right underneath the parking lot. It has to be inspected every year. I was just saying,
because it holds pressure, right? Obviously it gets, it's holding a particular amount of pressure
just because it has to be at the ready. Well, it's, it's no, so it's not pressurized besides like
the weight of the water because the fire pump is actually producing all that. So that makes
it. You can water from a well fast enough. Right. Right. Yeah. You dry it. Yeah. So, but that's,
that's it. There's a lot of engineering that went along with it. And that's why, like,
how did you feel it? Do you just trickle it? And I was going to ask as well, what water? Pool trucks.
Absolutely. Pool trucks. But yeah, that's underneath the parking lot. And people needed to see that,
like, because we're not going to be the least expensive place to store your car. We're just
not, right? But there's a reason for it. And if you want to find cheap places, go to, go to,
you know, go rent to 10 by 20 self storage and see what happens. That went in one day. Yeah.
Went in one day. Good Lord. Do you have some operators on that equipment? Yeah. Shit. Absolutely.
So it's, it's, it's, it's important that, that people saw, you know, what, what went into this.
And we don't have outside investors. This is just me and my dad, old man.
That's the best dude. This is our passion. This is what we want to do. You know,
this is the community that we, that we want to support. Dude. Yeah. Yeah.
Wild crane action. So is they glue them together? So they're, they're bonded together. So those are
precast concrete, you know, portions of the tank. Yeah. And they're, they're bonded and, and bolted
together. Holy cow. So there's gaskets in between them. And then there's a sealant that goes on top
of that. Is there a bladder in there at all? Or is it truly just, yeah. Yep. Yep. Dude, that's bananas.
Yeah. I, I, I, if you would have told me four years ago that, that I would be part of a major
construction project that I would be, be, be responsible for, right? And paying for. Yeah.
Yeah. I would have told you you were nuts. But I mean, you know, we have big plans,
big future plans for, for the new England auto chateau and, you know, the storage portion is,
is just the beginning, you know, as we build the, the community, we're still looking to,
to expand not necessarily in, in storage, but we're certainly looking at, at a, at car condos,
for sure. I think it rounds out the offering. I think it solidifies this as a place that
that, that, that, you know, you think about it. If you're a golf fan, right? You get to go to a
country club or golf club. If you're got a boat, get to be at a yacht club. But if you're a car
guy, get to hang out in the parking lot. And I don't think that needs to really be that case.
Right. I think having a place for like-minded people to, to hang out and talk about cars and
the weird obscure stuff and the 64 mustangs. And I mean, those sort of things, having a place to,
to belong to is important. And that's what we wanted to build. Like a community hub.
For sure. For sure. Why did you guys land on Exeter in particular? Was that a strategic thought?
Was there, you know, available space? It was a combination of things. So we,
we obviously did full feasibility study to make sure that this business was going to be viable.
And we looked at what was in the area. We looked at all of the other storage facilities. We're not
taking people from Aqueduct Island, you know, with a drain there and the museum there. They have
more than enough parts. They have Park Place now too, right? Yeah. Well,
Audrey owns both. It's Park Place and then the other one in, in, in Portsmouth.
Wild. You know, they're, you know, 600 Samad cars. And then the museum is another 120 Samad cars.
They, and they both do a great job. They do, you know, and we got a lot of, you know, support
from, from, from folks that, you know, know the business, you know, intimately who,
who helped us do the, do the right thing. Park Place is one of like the originals.
Really? I remember hearing what that plays back in the day and being like, they do what?
Absolutely. I mean, you know, and, you know, it's, but being an exeter, so we're a minute and a half,
two minutes off of 95. We're 20 minutes from Connecticut. We're 15, 20 minutes from Providence.
We're 40 minutes or 35 minutes from the casinos, right? So we have, you know, a target audience,
right? You know, it's, it's the, the land was available. Right. And we, we got that next,
the next plot of land as well, which helped out even more. Very cool. And, you know, it just,
it just worked out. Right. And we see more people trying to get into this industry. Right. But
it's, it's tough. It's not, it's not heavy. Yeah. It's heavy. Gigantic, right. Up front costs. Yeah.
And it, and it's not just having, having a building, you know,
No, you can't lease a space and do it. You can't lease a space to do it.
And I was going to want the insurance liability. No, no, absolutely not. And the crazy thing about it
is to do it right. You know, to do it really right and make sure that your clients, it's not just
space. It's people that actually genuinely care about your car. Right. Right. That takes time.
That takes effort. Yeah. You need to prove that you got to be intentional about all of your SOPs
and all of those things to make sure that for what we charge, right. That client feels like
this is absolutely worth it. Yeah. Yeah. You know, it's, it's not a, not an easy business,
but it's certainly worth it. Who's running the front for you guys?
Cause you're not, I know it's not your every day. I mean, so, so I have my desk all the time. I mean,
so my day job is remote. Right. So I have an office there at the auto shats. Oh,
sick. So you're there. So I'm there. Yeah. I'm there every day.
No, that makes sense. I was wondering what you were doing. Yeah. We have a dope lobby and, you know,
yeah, lobby is super cool. A little lounge, little lounge, big screen TV, coffee machine.
It's a place where you feel comfortable and like, I'll be honest with you,
the biggest flex, the absolute biggest flex is when I'm on a conference call for my day job
and I'll sit in the lobby every once in a while to change up the scenery. Yeah.
And people would see all of the cars from, from the window and like, wow, Landon,
is that a, is that a screen saver? Yeah. I mean, it's a new screen saver. It's built in.
It's built in and like, yeah, it's interactive too. So I'll just go up and open up a, you know,
a 9 11 door or something like that. And like, where do you work? To what about what office is
this? That's awesome, man. None you.
The old mind you. Yeah. Oh, that's awesome, man. That's fantastic. Do you think,
I mean, it's really, it should be sustainable in all reality. There's no,
other than, yeah, you get to the, if you get to the count you need,
this is brilliant. Yeah. The thing is though, it was so important to us to make sure that,
you know, our clients and our inaugural class, because we've been open since November. Right.
We actually got like a two or three month late start, but we had people that walked into the
facility that said, you know what, the facility's really well thought out, you know, the offerings,
what it, what it should be and more. Those people are coming back. I expect to probably have,
you know, 85, 90% retention rate for, for our clients. Yeah. Unless they built a garage with
a couple of them did. I will, I will miss that, that C 706 you know, and,
and that nine 11, but they said that's not a reality for everybody. Yeah. And it's not a
reality for everybody just because of towns and maybe the city. Yeah. Exactly. And you know what,
there are still people that believe in the internal combustion engine like I do.
And like I mentioned before, we don't store electric cars, which is, that's, I mean, that's
just, no, you can't. Yeah. I fucking wouldn't know. You have a dumpster full of water to dump it
in case she goes up. Well, let me ask you this. Maybe store one back there now.
I mean, the thing is, and this is no knock against any electric car. It's not, but here's the thing.
Say for instance, I am blessed one day to have a 288 GTO or something ridiculous
like that. Right. How comfortable with that client feel who's trusting me with this million
dollar car and there's a Mach E with a fire blanket on top of 288 GTO. I'm fucking not
storing the norm. I'm storing them in my bedroom. Is he kidding me? I'm selling my house to buy that
fucking for the down payment, buddy. Jesus. Yeah. Of course. But that's what it is. And,
you know, that's, that's what it like our, our customers and like I said, no knock against
electric cars. They certainly do have their purpose. They sunk the boat that brought my GTR over.
But that's true. Honestly, they burn at the philosophy. A thousand degrees. Yeah.
Yeah. 5000 You let a Peter out and two weeks. I have 40,000 gallons of water.
Great. Run out of water. And there's still not enough water. No. Okay. That just goes to show
you that like, like it's not, I mean, I think that's just a whole separate issue overall of just
people not really understanding the, the danger levels that we are currently being. You gotta
push the Lamborghini outside before you started for the season.
Yeah. I mean, it's part of the Italian national anthem. It's, it's, it's one of the,
it's one of the things and I'll tell you about it. If you're storing your car and you see
Teslas and Machis get out. No. Yeah. Get out. Like it's, it's, it's just,
if you're storing a Tesla, this is something wrong with you. First off, you know what though?
That is crazy. Let's be honest. No, I mean, it's, it's, it's not though, because people store their
cars for a ton of different reasons. You know what I'm saying? They could be going out of town for,
or going on sabbatical or going wherever and parking in a parking lot somewhere. Yeah.
Walmart. Yeah. As expensive as cars are. And this is why I don't, why I don't own new cars, but
you know, for, for the investment. Hey, old cars are expensive too. Yeah. I mean,
they're expensive. Generally now. Yeah.
I think it's interesting you bring that up because I think you drive into like a parking
garage, parking garage. Oh, it's full of bombs. Yeah. It's full of, full. Yeah. Well, that, that,
that reason, the, the reason why they, why they mandate, if you have lifts, you have to have
fire suppression horizontally as opposed to vertically is because of parking garage fires
in Europe. That's the biggest reason why, because in Europe, the only way you get them out, you know,
is they pick them up with a forklift and dump them in the bay. European communist dude.

if you're dropping off a car to be stored and you don't want to rely on your spouse or your friends
or a perfect stranger to drop you off at home, we'll drop you off at home. We'll drop you off at
your office, you know, but the other thing is, and I think the most important thing is, is
people enjoy their cars. People also enjoy their, their drinks, their alcohol. Yeah. And,
you know, with this executive car, you can call me at any time if you're a client of ours,
it could be two o'clock in the morning and we will come pick you up. Who's we? So I have a right
hand man. Are you going? Huh? Absolutely. I'm going to come and I store a car

wife or, you know, out to Fed Hill or something like that. And you might have too many. We don't
want people driving drunk. Okay. Yeah. Yeah. And so instead of running, you gotta come pick

but honestly, if you think about it, what is, what is cheaper calling me and giving you a ride home
and bringing your car home safely or getting a do we having the option right? Yeah. I'm sure

It's three AM. Jesus. I'm, I'm fucking in. We're talking about different plans. I wanted to bring
this up here. You can kind of show. I mean, I don't think it's as expensive, expensive as I was
expecting. No, this ain't Boston, but I mean, per month, platinum, four and 25 bucks a month.
Look at all the stuff you get. You're telling me, I mean, with the gas prices now, you do a
fill up service as well. Yeah. So incredible. So, and we don't charge extra for the fill up service.
We charge you for the gas and that's it. That's it. So, because the last thing you think about is
when you drop your car off, did I drop this thing off with a full tank of gas? Obviously,
you get that in, in your, in your monthly report. Yeah. Right. But if you, and some people are
going to utilize this facility like a garage during the summer. Yeah. Absolutely. Right. So if you
inadvertently leave the thing on E, we're going to let you know, Hey, do you want us to take this
car down the street and fill it up for you? Put some 93 in it? Done. That's what I was just going
to ask. It doesn't. Okay. So you do have to provide notice for pick up and drop off. If you were,
yeah, yeah, yeah, just because there's not so easy way to do that. Yeah. There's different levels
that obviously for, for bronze and silver, for, for in-outs, you're, you're not getting a bunch of
in-outs, right? But if you're on the, you know, gold or bronze, yeah, you, you, I mean, a gold
or the platinum, use it as much as you want. Use it like that garage. We're going to keep it on the
upper level. So it's easier to, to get in and out because we just couldn't do that for all 70 cars
because the building is 12,000 square feet on two levels. Yeah. You know, so, but, you know,
obviously pay a little bit more. You get a lot more services, but we wanted to make sure. I mean,
the other thing about it, you could swap your car. So if you have a daily driver in your platinum
or gold client, you want to drop off your Denali and take out your, whatever your RA,
we'll take your car in. If you want us to bring it to the detail studio, we could have it, you
know, cleaned or detailed while, while you got it. And, you know, that's the type of service that,
that people really, you know, expect, you know, at this, at this price. We use this term a lot
in day-to-day stuff. A lot of customers want one throat to choke, which is a good and bad thing,
right? And presents many different issues at times, but again, ease of, hey, I'm dropping this off,
let's swap this out. Cool. And all right, I'll come back in a couple of days to pick up whatever.
Exactly. It makes, it makes a lot of sense. Yeah. You know, it's, it's, you know, we built this
business for, well, like I said, for the enthusiasts. That's why we have, you know, a series of,
you know, different options for folks, but we also have a series of, of affiliate vendors that we
work with local people that do all of the other services that, that we don't do in-house. So we
have a powder-coater. If you want valve covers or wheels or something like that done, we have people
that do German and Japanese automotive general repair. If we have something, if you have something
weird or quirky or it's a 9-11, I got a guy for that, right? We do paintless dent repair in the
facility. Car never has to leave, right? It's good. And if you do with a paintless dent repair,
there's fine line scratches, something like that. It goes directly to the best detailer,
you know, at auto house in the state. And, you know, all of that's taken care of, you know,
in-house. And he does, you know, ceramic coats, paint, protective film, you know,
interior extra detail, paint correction, he does absolutely everything. I think the best,
you know, sort of story about what we do is we had a car that came in, had mice, right? Had mouse,
you know, had a mouse infestation before is stored in a barn before it came to us. And this,
this turned out to be a big project for us because we had to systematically get it to the
point where the car was drivable again, right? It had to be able to, you know, not smell like,
you know, a mouse infestation, but we had one of our affiliate vendors take the whole car apart,
dash seats, door panels, convertible top, absolutely everything, right? The detail studio
did the complete remediation, everything, right? Paintless dent repair popped out some high spots,
couple of low spots. And then, you know, it went, got put back together, right? Did a safety
inspection on it, make sure the car was safe, full, you know, paint correction was done on the car.
This car is going to be able to be enjoyed by the owner. So the first time in probably about three
years, right? And if we hadn't done it, it would have had to go to four different shops
to be able to get all of that done. Right. Right. Right. In the logistics of each time,
arranging pickup and drop off each time, just it is a pain in the ass. Exactly. So having this,
this, this network of people, right? Of other independent business, because the independent
business part, you talked about throat to choke. We don't work with big corporate entities. We just
don't, you know, I want to be able to talk to the owner. I want to make sure that he's on the same
page as, as I am, right? Set expectations. Yeah. There's many different things. Absolutely. So
being able to have all those people that, that genuinely care about the cars. Yep.
These are the type of projects that we're able to do, you know, out of here. So it's,
it's awesome. We're, we're very unique in that way. So what I'm still fascinated by the building
as well itself. How did you pick your battery tenders? Man, it was a, it was a lot of reviews.
So we have a 10 bank battery tender branded tenders. And the nice thing about is they're
incredibly smart. So it's a, it's a, you know, it's a little bit quicker charge up until about 80%.
And then it's a very slow trickle charge above 80%. It lets us know when it gets from 80% to 100%.
It stops charging and it just monitors it from that 80% to 100% level. So make sure the car
always charges. The nice thing is we have all of those backups as well, because those tenders
will not charge if the battery's down to like under three volts. Right. So we have the ability to
bring batteries back if they're new enough. Right. We're not going to have to deal with this
because everything's on a tender this year, but you know, it was, it was really important that,
that we had that and you know, batteries are expensive as hell nowadays.
They certainly are.
They're 250, 300, 350 bucks.
Crazy. In the past five years, batteries have gone through the fucking room.
I'm expensive.
It's crazy. I just got to buy another one.
You used to be able to get like an optima for like $189.
Yeah. Remember the best battery on earth?
Exactly. But this just to show that like,

But no, it was, it was a lot of thought that went into it, making sure that we get the best
equipment and not just, oh, we got sponsored by somebody and they,
Yeah. No, because it's an important thing. You want to, you're, it's, when you're buying that
many of them, he's got the fucking unit.
You want to make sure like,

The first thing I walked in there, I was like, nice bill. Holy shit.

What do you do? Do you guys have air compressors, different things like that?
You know, what are some other fun garage level tools?
I mean, all of the fun tools are really besides the four post lift on, on our side,
all of the fun stuff is on the detail side, man.

I mean, they have, they have the scissor lift up there.
So they're able to work more ergonomically.
They can take wheels off, ceramic coat, you know, wheel barrels and things like that.
I mean, they have the pressure washers.
I mean, they have, oh, they have a,
now I'm just, I'm losing it.
So they have a type of heating system there. It's an infrared.
Infrared heating over there that, that heats objects and not spaces.
It's just the whole buildings runs on, on propane.
So instead of, you know, just wasting, because the buildings got high ceilings and all that stuff,
the infrared heat, they worked all winter long and, you know, they were comfortable the whole
time and work on, you know, uh, you know, late into the night.
They got a wild water filtration system.
They do have a wild water filtration system downstairs.
I mean, it's, it's carbon filters. It's, you know, softeners. It's, it's all the things.
It's all the thing. I mean, the water business. I mean, come on.
If I, it's just coming out the tap, you'd be disappointed, man.
I remember walking, first thing we saw downstairs like, holy shit.
Is it one of those things they're constantly monitoring it?
Oh, absolutely. Absolutely. Because obviously, you know, we can't, uh, you know, there's no sewer
out there. So it's all septic. So we have a set, a separate tight tank that all the water that comes
from the detail studio goes into the tight tank. So that's all pumped out. They monitor how many
gallons are going into that. Cause you know, obviously it has to get pumped out. Right.
But I mean, you know, those sort of things is, I mean, I work for an environmental engineering
firm, you know, a civil engineering firm. We can't be, you know, throwing chemicals and
whatnot. Right. For sure. Yeah. So I mean, it was, once again, it was part of being able to
engineer the building to, for, to meet our needs. Knowing what you're going to require is well,
that's a huge part. It's huge. I mean, will I, will I build another building? Likely.
Uh, will we have a GC this time around? Yeah. Absolutely. Yeah. A little,
yeah. You're not, you're a fucking years on your life. Bro. Yo, that was, that was more stressful
than kids. Yeah, for sure. Oh yeah. Cause you're just trying to coordinate everybody. The timing,
who's available, what changed? Right. Every entity you almost don't want to deal with.
Oh man. The, the unspeakable things we had to do to get powered or our building.
Let's do, there's nobody that works in that whole company as far as I can tell.
We have brand new infrastructure. They move the poll out from where our driveway is. It works
wonderfully. I have nothing but wonderful things to say about them. Oh my God. Yes.
Yes. They are wonderful. Now that they can't turn my power off.
They'll fucking disaster. I can't imagine what you had to do with it.
You know what? It's, it's, it's all about the experiences, man. It is. It's all about the,
it's all about the stories like fishing. You know, fish or fish, fish of the stores.
You're not that deep into it. You did the building. What's something you like? Wow. I'm glad I
weren't that so far. I mean, new cars sucked a store. I think, yeah, your sentence had a
couple of extra words. New cars. That's really what I'm coming away with, but, but no, I get it for
sure. And we were briefly talking about all the, all the bells and whistles that they have,
things to monitor, security stuff. Like you said, no, no touch entry, all that. It's all working
all the time. So what do you think's happening? Yeah. It's, it's, that was the biggest thing
because I mean, listen, I have a 1969 El Camino, right? That I've had for 20, 24 years now. Right.
It's got keyless entry, right? Yeah. It's got all the bells and whistles. It's got WRX seats in it.
You know, it's heated, heated WRX seats. It's dope, right? But that car was not on a tender.
This, this water fired right up. We had, you know,
yeah, there she is. This is a work truck. Yeah. Yeah. There's a, that's my, that was my learning
tool. That's awesome. It's, it's as analog as it's got a, it's got a little L Y carbureted L Y
five LS motor and a TK 500 in it. I was just talking about carbureted LS's and how much easier
to make my fan. You know what though? I, I, we did that swap shout out to enhanced street
performance that helped me with that, with that swap back in 2012. It was before everybody's
saying they can LS swap something in a weekend. Right. I mean, that car fired right up, right?
After not being started for like three or four months and there are brand new cars
that if you didn't, if they weren't hooked up to something or you didn't start them for a week
and a half, they were dead, like dead, dead, like four volts. And I think if I had to do it over again,
I think you do this with any, any small business, right? You have to, to learn. Okay.
Your customer says they don't want a battery tender. They don't need it. They don't want to
pay extra for it. Okay. And now it's like, okay, we're the experts here. We know better than you
do. Your car is going to be on the tender, not your tender, our tender, right? Cause we, we saw
some crusty, you know, you know, Sears and robot battery tenders, Sears and robot older than me.
Right. And I'm like, I don't know if I want to plug this thing. Right.
This one hooked up to my gender in my house when I moved in. Listen, I have it somewhere.
The thing hummed like it was in the Jetson. So I'm like, you know, it's working.
Yeah. So I think that's, that's the biggest thing. Just reset, even though it's, we're,
we're a new business. I mean, we're, we're car people and we know a little bit better.
Everything's on a tender, no matter what. Yeah. That was, that was our biggest lesson.
Cause the hours that you have to go in to charging and monitoring,
shooting and diagnosing and it's stressful. Cause like, yeah, I want to pick up my car tomorrow.
Oh, okay. All right. We'll, we'll make sure the cars wipe down and ready and,
you know, tires are where they're supposed to be. Cause we'll have to, you know,
we'll have to air them down because we over inflate them a couple of pounds. Right.
But yeah, that next, next winter will be a little bit more stress free because everything's on
tenders. We know everything starts. Do you, is there, for instance, you from a management team
when you're intaking your vehicle, do you have a checklist to cover yourself?
In other words, you know what I mean? Like, Hey, look, we're noting this. It's just,
without a shot of doubt, every car that comes in gets a series of anywhere between like 20,
12 to 20 pictures is like front, back, side, side, all four corners, all four wheels,
roof, two interior shots guaranteed, no matter what. And just to, you know,
even though it might be dirty when it comes in, this is shot before it goes to the detailing studio.
Right. You need those things, right? But that goes along with the rest of the checklist that
we have. Like when is the insurance up? Once the red job, you know, do we have any corrective
action things that need to be addressed while the car is here? Did you, you know, drive this thing
hard and, you know, hang it wet, you know, that's, I just picked her somebody again, hopefully not
the case, but somebody coming in and you guys, or saying, Hey, you know, my, my tires weren't
dry-rided when I parked it. Actually, they were, they came in exactly like this. And if they refuse
any corrective action, you know, just again, to cover yourself. So anything corrective action
related, we know when the car first gets there and we monitor it constantly. So if you're on one of
those packages where, where we're giving you monthly reports on it, if I tell you transmission
fluid is leaking, transmission fluid is leaking. Yeah, it's currently, do you want us to address it?
Like I said, in the beauty that we have all these vendors that are in our network
to fix it is it's fixed because listen, a lot, some of these folks got more money than time.
And at the end of the day, not everybody is as well connected within the industry locally as we are.
So being able to utilize that experience in those relationships is critical to, you know,
the, the, the quality of service that we're able to, to provide. Like I said, this is,
this business is much more complicated than, than I ever imagined it was.
No, you really, you, you know, storage is one thing. You're almost, you're a concierge.
Yeah. This is a concierge service. This is, this, and it can merge into collection management as well
once you get into like, um, you know, scanning, you know, maintenance records, making sure
all those things are forever. Cause ultimately when I give you a monthly report on your car
storage and two years down the line, you go to sell that car. What do you think the value on that
is, you know, no one's going to say, Oh, well, let me see the underside. It might be rusty. Oh,
well, this was in the climate control building. And oh, by the way, here's the average relative
humidity of the environment that it was in for the last three years. That's how detailed we can get.
So if you were to ask me, what was the humidity in the building on, you know, February 2nd,
a 2026 and you're asking me two years from now, I could tell you, it's, it's one of those things.
You know, we're all, I mean, it's 2026. We're a data driven world now.
Yeah. What are some of the tech bits that you are excited about that the building itself can do?
Is there anything that stands out? They're like, obviously, you know, monitoring,
relative humidity, temperature, all that sort of stuff that's data gets, that's gets saved,
but is there something else about the building that you're like, Oh, I really like this feature
that we added. You know, the biggest thing is, is technically that when you walk into our building,
right? And, and it's like, you know, in January, in February, and you walk into our lobby and we
have these big giant windows in that lobby where you can just see everything. And if you're a car
person and it doesn't matter what you like or what you're into, you could be into volts wagons or,
or Hondas or, you know, you know, R32 GTRs, GSMs. There's always something odd or interesting or
hardly ever seen at the facility. Like we have pre-merger AMG Mercedes over there. They're just
awesome. You know, we, we had, you know, classics from, from the sixties, you know, 63, you know,
Thunderbird convertibles. The, the, the amazing thing about the building is that it's a vessel
for the car community. That's, that's, that's really what it is. That's cause storing cars and
just having a warehouse isn't fun. Talking to people about what these cars mean to them.
That's the fun part. Each one of these cars got a story. All of them do. You know, I got people
that's like, Oh yeah, this is me and my wife's car. We got married in it. Don't. Yeah. That's,
those are the things that, that I wanted to hear. And the other thing about the building is we always
knew that the building was going to be a building for storage. Unlike some other places, we weren't
building it to be storage, a clubhouse, you know, a bar, you know, an event space and all those other
things. We just made it the best building possible to be able to store 75 cars and under. That's it.
You know, we tried to make it as best it could be for that one thing. So it could be a master of
something. Are you guys currently full? So this is the, the off season. We fully anticipate
probably being full by probably as far as reservations go, probably by September. So
that's what I was just going to ask. Yeah. So we already have people still bringing in cars that
are like storing for the year. We had people who are looking for us to be open sooner last year
because of the delays. Yeah. Like, Hey, you know, you guys are open now. We've been in the cars
and coffee. We want to store our car. We're going down to Florida. We're going wherever.
Take it now. So, I mean, with the retention, we were probably 75, 80% full being three months late,
you know, to the party last year. Yep. We probably realistically only have about 22 to 25
slots left for this upcoming winter, which again, if this is May, you know what I mean? Yeah. Yeah.
That's going to fill up real quick. Exactly. So, I mean, it's, you know, we're really happy with
how it's been. We're really happy with the response that we've gotten from, from our clients and from
our events. So, and that's really with no, like no crazy marketing, right? This is really just
word of mouth and it's, it's word of mouth and, and working with really good people. I have a
fantastic team. Yeah. You know, I got a right hand man, Joe Cusco, who I, I couldn't operate without
him. You know, we have a chief engagement officer in Joe Reddish, who is really our liaison between
us and the preserve, which is fantastic. We're able to put on great events. You know, the preserve
is being able to advertise these events and our clients are able to have a really great experience.
We had great project managers for, for the, for the build. And, you know, I get to work with my dad.
You know, that's, that's awesome. I never imagined I would be in business with my old man.
Who convinced who? He convinced me surprisingly. That's, you know, he's like,
this is going to be a low touch business. And now, you know, for him, right?
I get the same deal.
You know, I'm here every day, right? Yeah. He's here, you know, 23 times a month tops.
Right. You know, schmoozing, but it's, it's, you know, it's, it's one of those things. I get to work
with the, with the great detailing studio, you know, Holden and Luke are awesome and do fantastic
work, you know, being around and seeing just the interesting stuff around. If you're a car person,
it's usually like, Hey, you don't want your passion to be your job. Well, this is like a side
hustle, right? Right. You can still, yeah. You know, I still have a day job that I absolutely love
and bust my, bust my asset, but this, you look out and you see all that interesting stuff there
and the new stuff that comes in. You're like, yeah, this is, this, this feels right. Yep. You know,
yeah, it provides right an outlet for the car stuff, even more so to be involved. Yeah. I just
wish we had more odd stuff. I wish we had more stuff that was like more my taste, you know,
I don't think it is. I was just an interesting one. Right. Because yeah. And those weird people
are going to just have those weird things in a shed or a, uh, an extremely small garage,
you know, at their house tucked away somewhere that nobody, you know what I mean? Just weird,
weird, quirky stuff. Yeah. And I like weird, quirky, old stuff from like the 80s and 90s. You
know what I'm saying? Like that's the era of weird, quirky stuff. I just don't think we're
going to get a ton of it. I mean, we, we sort of look like a Corvette and Porsche museum.
Last year we had four generations of Corvettes. That was pretty dope. I was just going to say,
do you know offhand what the oldest car you currently have is or on the list is? I believe
it's a 1959 MG and I'm sorry. It's a 1963 MG. Okay. Yep. We can be that. We're getting air cooled.
You can take it. You take it with you tonight. Listen, listen, you could not pay me enough
to take that type three. Okay. You could, you could, you could buy 10, you know what? If you
bought 10 platinum memberships for the year, I would take it. I thought I don't take one store
mic, beautiful runner. I'm going to call you drunk and tell you that was the car I got here.

everything. So the hammer was the 500 E. Yep. This is the same thing. All same suspension.
The only thing is different is that is the that's the inline six in there, but it's been tuned.
Gotcha. You don't have to say this, but is what is the rarest car you've had stored there
that you're aware of the rarest car that we had is actually another Mercedes. Okay. It was a G
55 AMG two door convertible. Okay. It was a 2003. Yeah. Okay. It was built for the president of
AMG Japan. That's cool. Yeah. So the car had a really interesting story. It was it was federalized.
Yep. But you know, how many bad side markers did it have all of them? The joy of federal
oh, and in the third break like exhaust pipes, third break like you know, the rest of the motor,
the motor and all that. So in motor transmissions, they catalyzed. Oh yeah. It was 2003. So it had
all the all the emission stuff already just bad side all the side markers and the brake lights
were brutal, but I had never seen an AMG, you know, a G 55 AMG convertible before. And the
reason why is they built four of them. The top school as hell with the like half on the back.
Didn't we see one of these one time in New York? A Jimny. We see when it wasn't an AMG. Okay. Yeah.
It was yeah. It was the weird. I just remember like us being convertible. It was just odd. Yeah.
Yeah. It's cool how it's like that the final pillar is kind of like dipped down a little.
Right. Right. Yeah. That's like one of one of four. That's in the world.
Some believe. I don't see it. It's pretty rare. Yeah. Yeah. That's a wild one. Yeah. Very nice.
